The Pre-Marketing Coordinator supports of all REO Asset Management Business by coordinating and facilitating all activities related to the pre-marketing of the REO assets from referral to marketing and sale completion. The primary focus is the preservation of the assets, overseeing vendors, ensuring client service level agreements are being met, and the support of the internal team. Performing all duties in accordance with all company guidelines and applicable federal, state, and local regulations. The target pay range for this position is $22.00 - $26.00 an hour.

What you'll do:

  • Manages foreclosed assets, maintains and lists REO properties, and liquidates assets to maximize profits.

  • Reviews systems of record, ensuring task completion, quality control, and timeliness.

  • Carries out day to day tasking instructions in accordance with the organization’s policies and applicable laws.

  • Trains agents and vendors on property protocols.

  • Plans and manage vendor workloads; monitors vendor performance; addresses any complaints that may arise; and resolves problems.

  • Adheres to multiple client/investor matrices, ensuring the proper protocols are being followed for each asset.

  • Works with real estate agents, foreclosure department, accounts payable, title companies, attorneys, asset and marketing coordinators, closers, eviction coordinators, and management as required to facilitate successful property sales.

  • Performs routine follow-up on a daily basis.

  • Completes an executive summary for review by management on high-risk assets as needed.

  • Monitors property preservation vendor performance to ensure property rekey, initial services, monthly inspections, and health and safety repairs are completed timely and accurately.

  • Utilizes control and pipeline reports to manage process.

  • Analyzes cost estimates; recommends, negotiates and approves fees for services related to property maintenance and repairs in accordance with approved authority levels.

  • Assists with facilitating agent and vendor reimbursements through the client’s system of record.

  • Oversees code enforcement issues as they arise. Assures resolution of matter by the party responsible (e.g., property preservation, field services, and/or agent network).

  • Obtains and assesses valuation reports (Appraisal & BPO) from agents and vendors while evaluating multiple asset valuation pricing inputs to assist in establishing list prices.

  • Develops proposed marketing strategies and listing approval to client for approval within 30 days of vacancy of the applicable REO. Submits recommendation of list price, loss analysis of sale (AS IS vs Repaired),and estimated net proceeds.

  • Performs other duties and special projects as assigned.

What you'll need:

  • High school diploma or equivalent work experience required.

  • Three (3) years of Asset Management or related experience required.
