Price Brothers Management Company Leasing Consultant in Overland Park, Kansas
Conversion of telephone and office walk-in prospects to leases, resulting in maintained and increased occupancy, and the inherent responsibility to effectively communicate to existing residents and establish a successful renewal program. Provide support to other Leasing Consultants.
Responsibilities & Duties
Respond effectively to telephone inquiries to generate prospective resident visits to the property.
Utilize sales skills to demonstrate market ready product and availability to close prospects.
Maintain a 35% closing ratio on prospects.
Follow up with prospective residents.
Monitor telephone and office walk-in traffic at property via guest cards and logs.
Assist in off-site and on-site marketing.
Prepare reports and communicate with Property Manager on daily activity or ideas to promote leasing results.
Prepare lease renewal notices; assist with marketing the property to retain residents and process lease renewals.
Perform lease administration.
Obtain information and complete lease applications.
Conduct required credit and reference checks.
Set up and maintain lease files.
Perform other job related duties as required.
Tasks Performed (not all inclusive)
Lease and show apartments as needed.
Aid in the design of the 90 day marketing plan.
Promote and implement same with the idea of reaching the leasing and occupancy goals outlined in the plan.
Responsible for the writing and placement of ads, flyers and promotional material (with Property Manager approval).
Generate new business from other apartment communities and businesses.
Responsible for follow up of unit inspections, thank you notes and phone calls.
Mail outreach material each week and establish 5 new corporate contacts per week.
Accurately track and report traffic on the computer on a daily basis.
Responsible for applicant files.
Initial approval on all paperwork and verifications.
Assure that all money is processed properly, within 24 to 48 hours.
Present all applications to manager for approval within the same timeframe.
Supervise the assignment of units.
Insure that the make ready has been scheduled with the maintenance supervisor.
Assist the manager in the directing and overseeing the property marketing promotions.
Responsible for the leasing and marketing goals and assigned tasks for the week.
Write a monthly progress report on leasing productivity.
Update vacancy list, make ready and leasing progress on a daily basis and insure all names are correct.
Responsible for follow-up phone calls to future renewals as part of the customer service program.
Provide input for the weekly leasing meeting.
Responsible for generating new business contacts, marketing ideas, competitive shops, inside and outside sales effort to increase occupancy.
Record all resident correspondence and submit to manager for review.
Assist in preparing market surveys and shopping other complexes.
Maintain courteous communication with residents, applicants, and representatives of other companies.
Be familiar with all fair housing laws.
Walk vacant units and make readies on a daily basis.
Maintain self control and be congenial to all residents.
Be fair and consistent in upholding all policies.
Adhere to all company policies.
Promote resident retention programs and adhere to the Resident Retention Policy.
Maintain a "team spirit" and work well with the entire staff.
Maintain a professional appearance and good attitude at all times.
Assist manager with any requested work to be done on the property.
Be flexible to help or transfer to another property if necessary.
Be cooperative to owners and property manager’s requests.
Limit personal phone calls, and report any "leave time" to the property manager.
Distribute flyers and letters to residents if necessary.
Maintain a corporate out reach file.
Skills/Abilities and Knowledge
Demonstrate effective communication (written and verbal) and interpersonal skills.
Strong human relations and customer service skills, with the ability to maintain professional image.
Knowledge of Fair Housing Laws.
Computer proficiency including but not limited to Microsoft Office products.
Knowledge and practice of Price Brothers Management standard operating procedures.
Knowledge of sales techniques.
Strong attention to detail.
Ability to learn and retain knowledge of operating the Property Management Software System.
Good organizational skills.

Education (level and type)
High school Diploma or GED equivalent.
- Required Work Experience
Minimum number of years: 3 years
In some or all of the following areas:
Direct sales or leasing position in property management environment: 3 years
- Certifications and/or Licenses
A valid driver license and any other licenses/certifications required by the state; otherwise, none.
- Continuing Education Courses
Only those required to maintain state certification or licensing; otherwise; none.
Position may require a work schedule outside of standard hours, such as rotating work schedule or work schedule other than Monday through Friday.
Position may require you to work at other property locations.
Position will require the use of a personal vehicle.
Must be willing to travel out of state.
Position will require showing and preparing units outside of the office.
On-site/Off-site Indoor-Outdoor environment.
Exposure to all weather conditions, including extreme temperatures of below 32 degrees and above 100 degrees.
Must be able to tolerate prolonged sitting, standing, kneeling and walking for up to several hours a day.
Must be able to walk up and down stairs several times a day.
Must be able to lift and move objects up to 30 pounds consistently, with heavier weight necessary at times up to 50 pounds.
Must be able to perform frequent reaching and handling tasks.
Must be able to perform repetitive key-stroking activity for up to several hours a day.
