CommunityAmerica Credit Union Director, Corporate Real Estate in Lenexa, Kansas

The Director of Corporate Real Estate (Properties and Security) is the primary point of contact for all building and facilities related work. The position is responsible for implementing and supporting the strategic vision of the credit union for facilities (design, construction and maintenance), physical security, safety, and office services. Leads a team to execute on key projects and provide excellent service to internal and external stakeholders in support over 30 existing branch locations, strategic new locations, and a corporate office with an aggregate footprint of approximately 250,000 square feet. The ideal candidate must have experience leading teams for both administrative projects and capital expenditure projects related to Corporate Real Estate, Space Management, Building Maintenance, Building Administration, Contract management, Security, and Safety.

Essential duties and responsibilities include:

Real Estate Management

  • Develops annual budget based on approved strategic projects and manages expenses within this budget. Revies monthly budget variances and provides updates to leadership on significant variances.

  • Develop a 5-year capital plan for all building assets across the corporate real estate portfolio.

  • Partners with other credit union departments/functions to ensure areas of responsibility are providing high level service to internal consumers as well as member-customers and that all credit union properties are inviting, safe, and productive.

  • Advise leadership on alternatives and decisions relating to facilities operations and performance.

  • Create and maintain Property Register, a critical document cataloguing building information such as maintenance contracts, permits, vendors, facility drawings, etc.

  • Cultivate and build relationships with vendors and service companies.

  • Promote responsibility for safe and controlled work environments.

Corporate Properties

Manages a team of professionals to:

  • Directs and oversees all aspects of design and construction functions including acting as a corporate liaison to architects, construction personnel, landlords, public officials, subsidiaries and building tenants.

  • Understand upcoming priorities and linking project delivery to the needs of the business, in partnership with internal and external stakeholders.

  • Collaborate with related internal departments including management, finance, marketing, operations, and information technology.

  • Negotiates real estate purchases/leases and obtains necessary licenses, agreements and permits for projects.

  • Lead Request For Proposal (RFP) creation and execute competitive bidding process for all building services.

  • Approve and monitor all capital expense related expenses and invoices.

Facilities Maintenance

Manages a team of professionals to:

  • Create and implement the overall direction, coordination, and evaluation of site maintenance activities.

  • Manage all service contracts for the facilities ensuring that contractual responsibilities are met and that any performance problems, errors, or omissions are remedied expediently.

  • Lead Request for Proposal (RFP) creation and execute competitive bidding process for facilities services.

  • Develop appropriate maintenance program approach and asset database.

  • Approve and monitor all facility related expenses and invoices. Identify best practices and implement plans to minimize expenses.

    Safety & Security

  • Oversees all headquarters and branch physical security functions to include appropriate policies, technical design, daily operations, systems enhancements, training, and communication.

  • Secures corporate property by contracting with security patrol services, installing and maintaining security systems, establishing and enforcing precautionary policies and procedures, and responding appropriately to events and emergencies.

  • Develops best in class safety programs and procedures for all locations. Holds regular fire drills, tornado drills, etc. to ensure safety of employees and members.

Office Services

  • Manages office services/mailroom and courier staff ensuring that credit union and its subsidiary have appropriate mail facilities and timely mail services.

  • Oversees headquarters reception function and ensure that it is appropriately staffed with welcoming, knowledgeable, and professional staff and that security protocols are maintained for visitors to the building.

Manages a team

  • Leads a team of professionals to include recruiting, mentoring, developing individual skills, managing performance, and ensuring a positive culture experience. Develops employees to achieve their full potential.

  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving a wide array of problems.

  • Empowers managers to run their departments while providing evaluations, coaching and recommendations to promote efficient and effective performance with superior customer service.

Education and Experience Requirements:

  • Bachelor’s Degree in Construction Management, Architecture, Engineering or related field

  • Experience in project management, scheduling, construction management, budgeting and facilities management required

  • People management experience

  • Experience managing financial institutions and/or a corporate headquarters location with multiple remote branch locations preferred

Required Knowledge, Skills and Abilities:

  • Demonstrated ability to project manage, meet deadlines, solve problems quickly and work well under pressure.

  • Understanding of, and experience in, financial and budgetary management and control

  • Detail oriented, able to handle several tasks simultaneously

  • Self-motivated with the ability to prioritize workload

  • Ability to read and interpret construction drawings.

  • Demonstrates strong skills in: Communication, Interpersonal Skills, Decision-making, Leadership, and Problem-solving.

  • Demonstrates professional and political aptitude.

  • Strong computer proficiency skills (Excel, PowerPoint, Word, Outlook, CMMS Systems, BMS systems, PDF review and markup).

  • Fluency in the process, principles, terminology and documentation common to commercial real estate transactions; ability to read, understand and analyze leases and other relevant contracts.

  • Strong knowledge of administrative and property management operations including design, construction, budgeting, facilities maintenance, security, and safety.

  • Ability to lead, motivate, and develop a team of professionals.

  • Ability to influence and interact with diverse groups with varying interests and requirements.

  • Ability to interact with all levels of management as well as internal clients.

  • Ability to speak effectively to groups of staff, members, Board or others as needed.

  • Demonstrates behaviors that are consistent with the credit union’s values, philosophies, and leadership characteristics

    Physical Requirements:

  • In this position, individual will be expected to lift up to 50 pounds from time to time. Also, must be able to stoop, bend, reach, stand and sit and use a computer for extended periods of time.

Working Conditions:

This position is expected to work in a general office environment and may have to travel for visits to other branch locations or for training purposes.
